@John MoorhouseIf you're born to the hustle, you're not afraid of learning things, you don't give a damn what other people think about you, you're willing to stick out putting money aside for years when everyone is spending at it and dismissing you with contempt and pity, when it comes time to poop or get off the pot you can make a decision and stick to it, you've got skin skin like an alligator, and the idea of repeated failure and humiliation does not paralyze you, you'll do great in real estate.Look around, do the online video course (Education tab, Free Course), ask questions.

After that the meters will be paid for, and your surcharge (billing for slightly more than the actual cost of the heat used) will become an extra income stream for you.Just google wifi flow meters.

You can apply lessons learned from that experience to build out an REI business as you acquire more properties using the money generated from the tax practice while the salary from your wife covers general living expenses.Personally, I'm working my W-2 job and building an engineering consultancy as another income stream in which the proceeds can fund my REI.

You must use all of the cash proceeds in the next purchase or purchases.Any difference is seen as taking profit first and you pay tax on the difference but to not jeopardize the remainder of the exchange.In your case with no debt the amount for #1 and #2 above is the same.I'll pm you with a link to some video training on the subject.
