The interactives on hersindex.com are too general.

She is not very smart based on my interactions with her so I don't think I am going to get a good explanation from her. 

I use the interactive map at the bottom of a zillow house and can at least see graphically what has sold recently and for how much and what is for rent and how much.So I can see if the area feels like a 50K area or a 70K area. 

There are plenty of free videos on YouTube of people teaching how to do this.The key thing to remember is that no one, not even a RE Pro, is going to just hand you a killer deal on a silver platter.  

I like the Rialto guys based on the couple interactions I've had with them but there isn't much REO property around here. 

I have been prepping for this investment for over a year now so please don't think this is some kid that just watched a motivational video and is ready to take on the real estate world.

ArticleId=659 One great point Mike makes in the video report (corny as his intro is) is that capex isn't just for roofs, HVAC and repaving the parking lot, it also includes refreshing the property with new/updated amenities to keep it competitive.

There is a guy on YouTube called the Idaho painter that has some great instruction videos on how to paint quickly and what equipment to buy or use.   

SO to get motivated sometimes I will go on youtube and watch high quality HD videos of the car/cars I one day want to own.
