Painting the beadboard below the chair rail one color and above another is a nice touch.

Letting her pick a new paint color or new carpet would make her feel more like it's her home, it'd likely make her happy, and she'll take even better care of the property.

This is business and if she pays the rent and takes care of the place who cares what color her hair is, how she walks or how she talks.
