Okay, so for those of you who have interacted with me on here would know I'm a young thriving individual who is looking for his first wholesale deal in the market.

Background: I am wholesaling using a "unique" strategy (using sales skills on the phone rather than email blasting and mass low ball offers) which I've been learning from other investors in Tampa.

Don't forget to put in some sturdy bedroom doors and a keying system you can control for both the front door and each bedroom if you are going to rent them individually.

Talk with your insurance agent to make sure you have the correct policy(s) in place if/when you decide to rent it out to another individual.

Being around apartments my entire life, and being in the trenches as an owner/manager, gives me a unique way of working with buyers and sellers.

I ask because some other lenders that I had questioned advised me that they would only lend in individual names.

It seems like I need to ride it out a little longer and reconsider this plan only if I find that unique tenant who can work within this special situation.
