I am beginning my journey on cold calling absentee and out-of-state owners and if I could be 1:109 to start I'd be floored :DAgree with you @Jonathan Greene, I will be focusing on obvious signs of neglect from absentee / out-of-state owners or owners who are entering the later stages of life who may just want payments rather than tenants.

Refinancing to conventional and dropping the PMI may help reduce payment which the higher balance might level out my guess is your PMI is about $215 a month.

@Alex Weslingso actually I'm planning to move and live there since one of the tenants moved out so I'll go and live there so one of the properties will be only 5% down payment the other property is just 20%.
