An out of state investor really needs a good team to get a good product- seems like we're reading the same threads over and over again about an out of state investment gone bad. the real issue is you have divergent goals.. you have the investor just looking at the BP calculator and trying to back into a return that they think they deserve to pull the trigger.. and this usually given where wholesale prices are these days.. means something has to give.. its a fact that wholesalers are pushing the envelope on exit prices..

I've looked at a few, run the numbers on a few but haven't pulled the trigger.

Just work with your accountant as Ashish said so the formation of a new entity and the contribution into the entity doesn't inadvertently trigger a taxable event.
