Specifically in regards to physical aspects of the home to look for, I would include the big ticket items that can easily be identified such as: roof, HVAC, windows, siding, foundation (obvious dysfunction), signs of water damage/pests when able etc.

There are still a few big-ticket items (1 window needs to be replaced with double-pane, tub/shower replacement, & heating system installed), but everything is in pretty good, habitable shape.

After purchasing the house and seeing how it actually operated I was able to see that maintenance is actually a much lower number and I could calculate the real Cap Ex based on all of the big ticket items I had and what I was able to repair/replace.
