All my properties are owned by legal entities so I don't really track who does HELOCs on investment properties owned in a personal name too much. 

Doing so would help you to better understand part of what you need to know to ask more on track questions.

@Adam Craig to "yes and" what @Jason DiClemente said, with your deal volume which can establish a pattern of track record under certain conditions/approaches, lessons learned, strong relationships that give you an edge with sourcing or value-add...making a case should be very doable for you to private money investors. 

Do you track your inventory?

I realize we could try to separate things out more, track hours etc, but things are going pretty well right now so we don't want to add a bunch of overhead and kill productivity. 

I can track easily the masses that watch a given amount of any given video. 

What is the best way to track your marketing?

My bet is that the state stops Austin in its' tracks on this one.
