:protest: They want this fixed, and that replaced, and the inspection said that was wrong, and the appraisal is going to take 2 weeks, and the closing is going to take 30-45 days, and blah, blah, blah.With an investor its as-is, where-is, how-is with less than two weeks to close with $1000 upfront, no refundable.

Over the years I replaced that form with a very simple sheet in "Excel", (I still have a file folder for each ppty and after entering any paid bill into the computer the paper copy goes into the folder.

alex,alot of it depends on what function you're going to serve in the company or investment strategy(ies).if you're going to be involved in every aspect, well then i think ryan's tips are great, along with what others have posted.if you're not going to be hammering nails and the like, or estimating rehab costs, leaving that to others, than don't waste your time reading about rehab techniques.
