@Preston Loveland I'm also in SLC, and I'm fairly familiar with Rose Park...your price seems reasonable for a 3/2  A to B+ unit in Rose Park, so I think there are probably other factors at play...Since it's a 3 br, most potential tenants are probably families...and most families probably don't want to live above their landlord.As @Nathan Gesner mentioned, 3/2 is tight for 1k sq ft (which would also turn off most families).
