Hi all,Doing some very preliminary exploration of starting an event space/wedding venue in the northern New Jersey area.

What does work though is if your parents do a 1031 or a couple of 1031s into a property that they own and you rent from them at market rate.

These properties have been on the market for almost a year so I should be able to get them at a lower price than the numbers I have been using.

Currently I have them at 10% each (or $600 total).

If it was a later system and just needs an outside unit, that may be less expensive but if it's an r22 older unit, they'll probably want to change out the whole system and that typically runs 4 to 5 thousand.Haven't heard about too many ac units being stolen in recent years since they made it harder to market them at the scrap yards.

If you have any other avenues I should explore please let me know.

My deductible is $500 so it makes sense to explore options.

Hello all.I'm exploring a deal on a property that is well suited for seller financing: house paid in full but desperately in need of work (for which the owners don't have the cash to fix themselves) and the owners want way more than it's worth.

We use it as a baseline, but are willing to explore why someone has a credit score below that.

But we are exploring all of Escondido and San Marcos now.
