Houston Texas newbie investor

Hello BP, My name is Jesse McMullen. My wife and I have recently finished Jake Leicht's Flipping mentor ship program and are actively looking to land our first deal. I'm reaching out for any connections or help with landing our first deal. We are looking into flipping single family homes in the middle of the market anywhere in or around Houston,Texas. I have a 2 realtors that are sending me a few deals but nothing that numbers have worked for as of yet. Also always willing to speak to any HML's that work with new investors. We have formed an entity and have fairly decent credit. I was taught never stop looking for new money or new properties. We are highly motivated and willing to JV on deals as well. Any help would be greatly appreciated.Thanks in advance for any help. Look forward to meeting new people and learning the business, also hope I can help people in the future or now if possible.

Respectfully, your mentor should have taught you look for deals in the wholesale pond (off market properties) instead of the retail pond (listed properties). It's possible to find a listed property that you can make a deal but you have to find an extremely motivated seller who is willing to be very creative in their sale and you have to be an excellent negotiator. Investment grade deals are found off market and you have to do a ton of marketing. Remember, you're up against thousands of seasoned investors who have experience, money, time and a history of being able to perform on their contracts. What you need right now is not agents, you need marketing and you need relationships. Relationships take time to cultivate but you'll need them once you come upon a potential deal so you can be shown all the things that a guru can't show you. Marketing, marketing, marketing.
