This is temporary, not permanent financing, which you will want to refinance into long term after the rehab is done.  

If their criticism isn't based on logic, and your mom crying seems to suggest its more emotional, then you just have to understand that its probably not sound investment (or life) advice.I think your parents will be ok but it may take some time. 

Kids with emotional problems can be destructive, and your property may require repairs beyond normal wear and tear due to the foster kids.  

Normally I would want 0 park owned homes for the reduced maintenance costs but there are large employers in the area that bring in a large enough amount people that need temporary housing.
