@Dominique Osborn spent hours with them on the phone and provided receipts on numerous occasions but it's still showing as "not" paid.Anyway, is anyone on here a tax lawyer or can anyone recommend one?

Hi David, be sure to conduct thorough due diligence on the property and evaluate its investment potential before proceeding with any financing arrangement.

It's the same work to do a $55K loan as a $500K loan so the fees will be higher due to the loan amount but will still be much lower than what a lender or broker gets paid on a higher loan amount. $100K and above loan amounts will get you more lender options.

It does everything from rent collection, background checks, credit checks, ID verification, tax preparation, lease signing/preparation, etc. 

As long as you can hold onto the property you can continue to get the appreciation, principal pay down, tax benefits etc.

Sac is great market as well, but a little less favorable for taxes, landlord laws, etc. which is what attracted me to Reno. 

First, I thought about renting it out to a church, but looking at tax code I think it would be better to flip to a church.
