If you calculate this DSCR, and it's 1.2 or higher, you'll have a better chance of getting a private lender interested.Honestly, though, as a new investor if these truly are two great deals with solid financials, you might be far better served wholesaling them to an experienced landlord and just collecting a wholesale fee.

I heard that it's important to still be serve a pay or quit notice ro start the process for later when I need to collect all the back rent, but I don't want want to antagonize him.

When I am unsatisfied with a purchase, the manufacturer may offer me a gift... they are trying to "improve the relationship" because it needs improving.If your professional relationships with your tenants need improving then you would be better served by retaining the cash and putting it toward capital improvements, a more responsive repairman, pre-emptive maintenance...If, on the other hand you are so filled with gratitude because you have these cash flowing properties, your coffers runneth over and you feel like you stepped in sh*t, then spend it on your family.

Also, where the terminology comes in, if you're serving as a private lender that would typically imply that your name is not on the deed, rather in lieu of that your interests would be protected via a mortgage or Deed of Trust, depending on your state.
