Supply & demand, too many people coming into the note space paying too much, which will cause them to make low gains and hopefully motivate them to find the next shiny object. 

There is also a chance that the area could grow significantly, but that is uncertain and too many variables for this analysis. 

Nor do we ever supply a tenant with a lawn mower, chain saw or even a snow shovel!  

The idea of going to a Benjamin Moore store or painting supply store isn't a bad idea... 

If you decide to go with option 3 ("trial" payments) and declining 50K, then make sure you get HELOC that way you can keep your current rate of 4.1% and have a variable rate for the HELOC.

If you want to prepare yourself for the variables that happen with properties, assume a vacancy rate of at least 7% to 10%, even if the actual is much lower, and especially when you underwrite a deal during a recession.

One variable doesn't put an entire strategy out of business, it just means you have to adjust a different variable.

Landlord may record a memorandum (referring to this provision) that the interest of Landlord shall not be subject to liens for improvements made by or on behalf of Tenant, and Tenant agrees to do all things necessary to prevent the filing of any mechanic’s or other liens against the Premises or any part thereof by reason of work, labor, services, or materials supplied or claimed to have been supplied to Tenant, or anyone holding the Premises, or any part thereof, through or under Tenant.

But, again, so many variables.

We do have a problem here and it isn't demand - it is lack of supply, particularly at lower price points or really anything under the median.
