This past tax season my CPA advised me that it was time to get a bookkeeper on board because my Quickbooks abilities were no longer sufficient as my real estate portfolio continues to expand.

Remember, it is expensive and inconvenient for them to move...so they will only do that for good reason.By the same token, if you raise rents and then are going to be well over market, you could lose your tenant and that is always costly.

I know of lenders willing to do 5% conventional on duplexes. 3-4 units mostly don't pass any sort of self sufficiency test with where interest rates are right now.

I don't use Zelle, so don't know if that's sufficient, but as long as you can show it's the return of the entire deposit amount to the ex-tenant, it should work.  

We felt a window AC unit in the bedroom was sufficient given the time of year and size of the house.

 :)  Just a few thoughts:-Money isn't sufficient motivation.  

Where population growth is stagnant or falling, the current housing supply is sufficient so there is little increase in prices.

If they have sufficient equity, I drop a yellow letter on their a$$ with their auction date and how I can save them from this fate.

The seller receives sufficient income to cover the property taxes, insurance, and the principal and interest payment on the existing mortgage, plus a monthly profit.

By that same token, the family member is also set to enjoy payments for the next 22 years, absent the need to go through the entire foreclosure process.
