Before you invest you need to study/learn all your state landlord tenant codes.

The only thing I’ve studied is wholesaling and obviously this isn’t going to be a typical wholesale deal because the profit margins are so low due to owing 151k.

I've been studying this for a while now and just need to get the actual experience and strategies of actually going through the process.

I have attended a Webinar and have read and studied on Real Estate as a whole. i am in the Glendale/Phoenix area and I am looking for a Wholesale Investor that would be interested in having coffee to talk about the industry as whole, certain niches too look for and for answering certain questions I have.

I was really excited because I studied hard and was able to accomplish my goal with hard work.

I was just wondering if there are any wholesalers in this forum that could put me on to some study material for whole selling in Canada or might be willing to pass on a few tips to a beginner. 

@Daniel O'Donohue the best thing to do is study the underlying market fundamentals and choose a market (job growth, population growth, purchase range, affordability, property taxes, landlord friendly, etc.).

I've seen some case studies on independent to AL conversion.
