When I sit down at the table I'll have the statistics ready to fire back with any question they may ask.

It could be anything from helping them cleanout a new property (literal work such as removing old items, landscaping, cleaning, etc.), assisting them in finding deals (this includes helping them in their deal funnel), running errands, etc. 

Use the time wasted for useful tasks (cleaning the common areas, doing landscape work, etc etc etc) ETA: my other most important suggestion is treat people like the customers they are: be friendly, call, text or email them back right away!

Warranties are never a good deal statistically speaking.

Books I would highly recommend that has helped me would be the Art Of War by Sun Tzu and How To Lie With Statistics by Darrell Huff.
