I've been wanting to finally jump into the game but have been hesitant as I'm relatively young (mid-20's), recently started my career, building up some of my own money, and just been nervous to make the jump.

Is it possible to start investing with little or no money?

The way I did this, and I started at about your age and with a wife and 3 kids, is I learned quickly that I need to buy out of state.

I have offered both to buy them a condo to start, but they aren't ready yet so one is renting and one lives in an ADU on my property.Single-family is strong and smart, but I like condos for younger kids because the HOA saves them of all the things they don't know how to do.

I started hosting on Airbnb when I would go away on business or on vacation, and began to really enjoy the hosting experience and that high of making money from a passive investment.

It was my first time going and it was nerve wracking until I started meeting people and it just felt welcoming!!

Also set a policy that you will not start processing an application until it is complete, meaning every line is filled in, copy of their ID, pay stubs, etc.Read a few blogs on how to check for fake ID, pay stubs, etc. 

I have tons of friends in SFO who have started investing in Idaho because it's close, the returns are better and it's probably the most landlord friendly state.

Hey Alex, From what I am seeing and hearing from the agents/investors that I work with, a lot of investors who own properties are starting to transition from LTR to MTR/STR model, and housing professionals/nurses + the occasional booking on Airbnb/VRBO.  

It seemed like the best fit for me, i could just start fresh and put all my money towards vehicle payment and down payment savings.
