I have offered both to buy them a condo to start, but they aren't ready yet so one is renting and one lives in an ADU on my property.Single-family is strong and smart, but I like condos for younger kids because the HOA saves them of all the things they don't know how to do.

Also set a policy that you will not start processing an application until it is complete, meaning every line is filled in, copy of their ID, pay stubs, etc.Read a few blogs on how to check for fake ID, pay stubs, etc.

Hey Alex, From what I am seeing and hearing from the agents/investors that I work with, a lot of investors who own properties are starting to transition from LTR to MTR/STR model, and housing professionals/nurses + the occasional booking on Airbnb/VRBO.
