I'm from the DFW area and my ultimate goal is to invest in multi-family and be financially free :-) I've been researching investing for the past year and feel I have a grasp on the concepts/lingo involved.

The document looks kludged together; a  whole bunch of neat concepts gathered from multiple sources covering many things that could have and should have been covered in the main contract. 

I think that their "active turn key" concept makes some sense.

I only this week learned on RTA (ready to assemble) kitchen cabinets.Searching online there seem to be quite a few vendors in the USA.I love this concept, the prices seem to be WAY cheaper than getting a full cabinet or even cheap stuff from big box stores.I would not mind spending a couple (few?)

It is the Bay Area.Regaring whether is it "common practice" not sure how this is relevant to what brings the most market value, can you explain that concept ?

I'm not a lawyer, but this was the concept of my thinking when I created mine.
