I've got a massive, 3,400 square foot house that is right next door to a car wash, corner store, and a newly redeveloped highway (construction almost complete).It's got 2 bathrooms, 5 bedrooms, 2 living rooms, laundry room, and extra room (used to be single garage).  

I looked up what rentals with that size square footage are going for and its around 1,000 a month.

Drive by some of the comparable sales and similar square footage homes to see why one sold for more than the other.

I've had buyers who were licensed real estate agents even fail to get the loan 1 week prior to closing, and other qualified buyers back out immediately after we accepted their offer simply because they got cold feet.

I do have 3/8" square dowel I could try to split in half and lay flat under the sheet rock and hopefully be able to wiggle it out from under the sheet rock's gap, and over the installed planks after floor is installed.

In an A community the land value is high enough that if the subject property were to burn down, it would make sense to rebuild a bigger and better property.In a B community the land value should be substantial enough to rebuild the same property, in square footage and included features.In a C community the land does not support rebuilding, and the lot will remain vacant for years to come.

What is recommended for the best product to cool the unit well, but not buy a unit that cools a 2,000 square foot house.What I have is four 1 bedroom, 1 bath units that are 531 square feet.

$4.74/ square foot or $474 / square is not unreasonable for a flat roof. you may be able to find someone for less, but that is an average price.

The total land square footage of the lot is 13,772, and the owner is asking $1.1 million for all 3.
