I think that buying it off-market will save me the 6% realtor fees though I do have to factor in the wholesaler fee.I still would like to spend more time looking at the potential rental income but I don't think I'm too far off. 

Spend your funds on marketing and not inspections, etc.

The MLS is hard for investor deals right now, mostly because, as Becca mentioned, there aren't enough homes for the people moving here so owner-occupy buyers are more emotionally attached and will to spend more than an investor typically is. 

If you're spending credit card and don't pay it off every month - you're paying interest plus fees.

Using your remaining amount will minimize the amount you have to come up with if you us an FHA on whatever remaining amount you have to spend.  

I lost the 4 people I care the most for recently and I no longer get to spend time with them since she left, I just wish to turn my life around.

Spending time talking to people who have been there and done that will save you time, help you avoid mistakes, and hopefully result in new friends.  

You shouldn't spend this much time thinking about light bulbs. 

You can, after all, spend time researching investments and pushing the buy/sell button on your stock trading IRA, as a comparison.The issue becomes one of scale.
