If I was in financial distress and losing my home through foreclosure or tax delinquency, I would not want to deal with an enthusiastic newcomer trying to make money on my misfortune.

If this tenant can't afford the $100 increase, I will have to travel back and spend the time and money getting the house ready for a new tenant (paint, carpets, etc) , not to mention decide whether I will hire a company to deal with the rental and the new tenant, which could mean 10% of monthly rent or I will have to deal with it long distance myself and hope for the best.

Just so you know. “100% deductible” doesn’t mean you get 100% of yoru money back.

When the National rodeo comes to Vegas those people have money and their horses are closer to family members a most people’s dogs. 

My assumption is either they moved out before the eviction was finalized or they paid whatever money was due and the landlord dropped the eviction, would that be somewhat accurate explanation of how this "dismissed without prejudice" would appear on someone's record?

I learned a long time ago that I should spend my time finding and negotiating the deals not rehabbing the properties.

I do however have a decent sum of money in savings for a down payment as well as would be able to get a parent as a cosigner on the loan to help with income if needed.

We have also decided that family always comes first, money is just money and if something happens to our partnership or management style we will sell the building.
