Myself and a friend are looking to get into real estate investing, specifically buy and hold or flipping, and we've been doing our due diligence over the past few months listening to podcasts, reading books, etc.  

There is really little to no benefit in being a broker over an agent unless you are planning on moving up in a specific brokerage to manage agents or to open your own brokerage.

I'm sure I'll look back on this specific post in a year and wonder what was I thinking in asking this, but I want to know.  

What specifically would you do with a $275,000 HELOC?

I guess I'm asking what specific things should I really be looking at when deciding whether or not this is a good investment
