@Jason GravesNormally I’d say hold -but if you have 375k out and 5 units upband runnIng and only getting 600 bucks a month cash flow I’d question if buy and hold rentals is your thing .

That said, I'm running my own numbers on cash-on-cash ROI and I wanted to make sure I'm looking at these correctly.

If your intent is to rent the property out, contact a local property manager who can run a rental CMA BEFORE you buy! 

It's hard to differentiate between manufacturers' warnings that are extra cautious to avoid liability and real issues.I'm currently running a sample of the flooring under a water faucet in an attempt to see what happens.Thanks in advance for any advice!
