For financing there is a list of hard money lenders on this site you can reference.

Unfortunately this seems like a very common theme.Wish I could give you some recommendations.I was just embarrassed by two companies I refer clients to.

When people ask about a rental, I refer them to our company website where we spell everything out so everyone gets the same information about the unit, the criteria to rent from us, etc.Applications are processed according to a set of written criteria. 

This way I keep reminding them that I am the solution waiting for them when they will need me the most.
