My wife and I self manage, we have never singled out a tenant instead we have sent out a notice about noise, parking and smoking to everyone, and even that has been seldom.

As far as the mismanagement goes - the section 8 property does look somewhat rundown and unkempt but I think the main issue is that the residents are just kinda hanging out on the lawn and steps smoking cigarettes and drinking.

There are plenty of sites, CRMs, dialers and other lead generation tools that can supply you with the information you need.

It sounds like smokes and mirrors to me.Be interested to know where the location is and what they claim this area to be?

If I take this one step further, provide a 60 day notice, market the property myself, offer to give up my security deposit and supply him with candidates would that cover my a$$?

I also do not want to supply him with an inspection report that he could give to a potential new buyer if I were to not purchase the property. 

In terms of generating quotes I ask that the borrower supply either a copy of a recent report or some sort of other validation of their score like a credit karma report. 

We never had to supply any physical information, but we did disclose our debts, salaries, bank accounts, etc. 

In addition he will also raise the two window wells that seem to be sunk in and install window well covers supplied by me.
