As far as the mismanagement goes - the section 8 property does look somewhat rundown and unkempt but I think the main issue is that the residents are just kinda hanging out on the lawn and steps smoking cigarettes and drinking.

If I take this one step further, provide a 60 day notice, market the property myself, offer to give up my security deposit and supply him with candidates would that cover my a$$?

In terms of generating quotes I ask that the borrower supply either a copy of a recent report or some sort of other validation of their score like a credit karma report.
