Just attended Brandon's multi-family investments webinar a few minutes ago, and was wondering if anyone could give me some insight into how to find good markets when you're looking long distance?

If it were me, I would pull my equity out, move back with parents for short term with a plan to househack in the near future.

Then i bought the property and had a a/c company come replace it when it gave me issues shortly after moving in and the contractor never got an actual real permit.

I'd rather purchase it as a short sale if I felt that I could get in /w a more equitable posistion.

Unfortunately this is a long distance rental so we broke rule #1 of being a landlord and depended on a 3rd party to provide us with updates on the property's condition.

My hope/thinking was to keep the tenants for those short months while I fixed the second floor and got it rented.
