I communicated with them, shared what the plan was going to be when we renewed their lease, and wanted to ensure that they knew how much I appreciated their long term tenancy in the property. 

The text you shared from your contract is very clear that you agreed to renew the lease, you agreed to give 60 days notice of termination, and you agreed to pay the fees for the remainder of the year.Those are bad terms, but you agreed to them.

That way you know they are active in the BP community!
