It took a lot of legwork (common practice and not afraid of it) to get these properties however I found that more seasoned investors have a much easier time in finding these deals. 

If you don’t have any capital at all to get started, I always suggest finding deals and bringing them to any seasoned investors you know and asking for a small brokers fee if the deal goes through.

Occupancy is also quite seasonal and tied to school holidays.

Also, do you mind sharing the bullets of your pitch to the seller on financing?

Of the contacts that people have shared with me, I have not found a bank that would give me such great loans at such great rates without a seasoning period.  

Their air BnB integration broke my listings during peak ski season and they would not fix it.

The fastest way to learn is to partner with a seasoned investor in your area who can prove he/she has completed numerous real estate investments using numerous purchase and sale strategies.

@David FerrerasFrom what I’ve seen the best time to get something rented is middle spring to early fall due to the PCS season here, but this again depends on who your target clients are.
