I am pretty confident that I will get approved for a good amount because I have great a credit score and have had a long term job(4+ years). 

Many people use mailing campaigns, cold calls, and good ol' fashioned door knocking as a way of finding deals, but that doesn't seem plausible for you.The ability to scale your operation with multifamily is incredible, but just not an option for many people.

I have read 44 books, listen to 250 podcast+, my credit score above 750, 25k in savings, 60k HELOC and 100k W2 Income.

Of course....supposedly saves time if those reviewing ads understand your requirements: (for example) no history of evictions, income so many times the amount of rent, a credit score at a certain level, whether pets are allowed, whether you accept those with Section 8 vouchers, etc..

I have a really good credit score and a stable income.Also, I don't like the thought of buying a house unless I'm able to get it at great deal which has led me to looking at bank owned REOs.  

They check your credit (min score =650), but don't care about your personal income.

The only thing the second lender knew was my credit score which is over 750 and when going over loan options they simply said I couldn't do 3-4 with FHA.
