The rest are all pretty straightforward.The yard for me is questionable, but it depends on the lease, if it's enumerated in the lease (renter/tenant will be responsible for maintaining the yard) and you have before and after pictures, you should be ok in charging the securty deposit.

Hi everyone I've been looking into Dayton as a possible market for investing and was looking for some information on the area as there is only so much I can find out online. 

No need to waste time having every contractor come by in person, just ask over the phone or online how much they'll charge to tent a house your size and warranty it each subsequent year.  

I find some of the furniture at yard sales and online and other available resources for good deals.
