as for the "30 day out", clause on leases...I would think you could have this as long as each infraction is spelled out.....vulgar language to PM or representative, cleanliness, excessive complaints after signing an "as is" acceptance of property, loud activities resulting in no less than 1 complaint....the list could go on until you could give a thirty day notice for a hostile stare.

As to online filings, chances are you pay the fee on that filing that you completed by selecting boxes or options, selecting an administrator or manager or other representative can default to other aspects of the registration that may not be intended, such may not be discovered until after you file.

@Theresa WeirThrough my experience I don't think you'll be able to wholesale probate properties not even from the MLS.The attorneys representing an estate are looking out for their clients interest and would want the most and best price for the property.

When you have a license you are bound to all the rules and regulations that go along with having that license and that includes disclosing the fact that you are a licensed agent.If you are planning to buy and sell land off market, you will just need to make sure that all parties are aware that you are a licensed agent but only acting on your own behalf and not representing any other interest but your own.

Garrette,I have been involved in many transactions where a buyer purchases a property out of state and everyone does it a little differently.On the more aggressive side of the scale some of them buy property completely sight unseen, often without ever even physically talking to a representative into the town they are going to purchase in.
