If a Tenant calls and says, Hey why did I get this notice to quit, it's only the 2nd of the month, you remind them that it's only a NOTICE and that you haven't received their rent yet and nothing more.

I can input leads/sellers that I spoke to and I could also set the calendar of when to follow up for example every two weeks or every month it sets an alarm and remind you who you need to follow up with) we all know that the money is in the follow-up  so check it out  it has really helped me to become more organized and instead of scribbling things on paper  and shoving it in my pocket or forgetting about it later  everything is organized and streamlined hope this helps !

When they call me slumlord at my w2 job ,I ask them if the company went under and they couldn’t find another job how many days could they go without a steady paycheck .. then I remind them I get steady paid regardless wether I work or just lay in bed .

Although I would like a system where I can talk with them periodically to make sure that everything's going good or if they have any concerns.I currently use Cozy for management, and would love if they would add a feature where Landlords can inst-msg tenants asking questions or sending reminders.
