Back in the 1800s, a lender could immediately remove a borrower from a property in the event of a default but the law has progressed from that position some time ago.If the property was vacant anyway and not being used, there may not be a lot in the way of actual damages to the owner, but it may provide a smidgen of extra negotiating leverage in trying to get a short sale or deed in lieu done.

Since markets aren't very newbie friendly in SoCal, I'm currently focusing on out-of-state properties in the Indianapolis areas, so I'd love to connect with any of you that have experience there.I'm planning to start off BRRRR single-family homes in need of cosmetic repairs but no structural damage the 100k range and eventually progress to multi-family homes.

For park owned homes, it may be a bit easier to give tenants ample notice and sell those mobile homes, after tenants leave.Good luck and keep progressing.
