I have a friend who's a licensed contractor and is going to thoroughly inspect it. 

Every task has to be performed by a licensed contractor who bids out and tracks paperwork.

We get a w9 as well from our contractors.

Brokers, agents, wholesalers, direct mail, contractors, networking with other investors, etc.

I am planning traveling to FL and MI early June and hope to meet people (agents, property managers and contractors) there.

@Seth Holmen  Great advice seth , Regarding "keep asking" , cant agree more :-) Finding the right information itself is half the job.My zoning allows as much as 7 units ... for the smallest size per unit and 2.5 storeysBut adding a unit in 2nd storey doesnt sound economical as the cost can not be recouped easily in the rents/appraisalAre there any architects/contractors who I can consult with in your market , just to get more info .

Account ClosedThere's several considerations: tax, liability, transfer issues, cash flow, qualifying for a loan....You'll definitely want to look into insurance... is Kyle a licensed contractor with his own insurance? 

With all current comparable of 2/1 in the area with same sqft is around $385k-$400k, I converted to 3/2 with permits our contractor and I ran into many challenges with the city inspection and also tried to stay within budget.
