Not to mention, the market nationwide for wholesaling is extremely tough because of the lack of inventory, cost of materials and competitive seller's market.At your age, the best thing to do is find a real estate agent who needs part-time help, maybe photographing properties, maybe delivering paperwork, whatever it takes for that person to take you under his or her wing and share real-world experience in real estate.Save up as much as you can between now and your 18th birthday and the minute you can be a primary borrower, find a house to buy, the biggest in the best neighborhood a bank will prequalify you for.

Put on a new roof that increased the curb appeal and that was it.What was the outcome?

For example, now, with interest rates as low as they are it might not be a good choice because when you go to refinance at the end of the initial period you might have a hard time finding as low of a rate as you could today, and thus you would've been better off obtaining a fixed-rate mortgage at today's rates.So, I feel like I don't hear about this type of structuring a lot, and I'm wondering if I'm missing some things that I would only know if I had experience doing it (i.e. how hard it is to refi out of the ARM, or realistic rates during the initial period), or that I'm just not hearing about it now because it's not as appealing giving interest rates today.

If you are committing to the purchase, tackle the unit that needs the least amount of work first, additionally turn your focus on curb appeal.

Always pay attention to the front of the home for maximum curb appeal. 

. - I'm pretty confident that the aesthetic change would significantly heighten the appeal and consequent value in the home, but I'm not too confident that this is something I can realistically do myself, so curious to also learn about pricing.

Normally we use mainly  mugs but maybe the teacups with saucers appeal to some also.   

The tiny home industry is certainly an emerging one but the appeal is there.

If the agent has spent any money in terms of having a photographer out, marketing, etc. - that's the minimum they would likely ask for in terms of compensation while they could be entitled to ask for the full commission.
