I’ve pondered buying a cheaper 100k rental cash to essentially fund a personal home mortgage if I could find one.

The DSCR is my best vantage point to begin with my situation.I have experience owning a rental for over a decade and flipped a personal residence recently.     

Now the neighborhood only allows three unrelated persons in each house.

Other than lending limitations, I can't think of any cons - always better to have clean, segregated bookkeeping and general separation between what is "business" vs. what is personal.
