That is super helpful info...yeah, I've been having a hard time finding Multi Family properties there, so maybe I need to expand my search to SFH's. 

I currently have a multi-family and a condo in Jersey City for rental.Beside NJ, I am actively searching for REI ideas in other states using BP. 

I came across the quickbook tool by reading some online articles.

So I finally took the real estate course online and took my state exam, first attempt I got a 72 and you need a 75 to pass.

I have time to search for deals, I just need some guidance hence why I am immersing myself in all the information at biggerpockets and attending local events, as well.I am hungry for success, but I am not desperate for a deal in order to feed my family. 

I have set about  7~8 searchs on Ziprealty, and OMG, so many new listings lately...

After doing an extensive search I have found 4 property tax liens an IRS lien and a 1000 dollar delinquent water/sewer bill.

Plus, it was so amazing to hear other peoples stories and see that the fears that i had about getting into real estate investing is a pretty common thing.I wish you the best of luck in your search.
