and a P and L for each flip would be more  powerful than a marketing piece  you could simply copy your listings from MLS as well they have pictures and details..

1. agents can ruin a deal that the seller and buyer worked out and spoon fed to the agents. 2. seller turned power off a day early creating unnecessary "fires" to put out ahead of time3. tenants need boundaries (immediately) to limit unnecessary interactions4. if you buy a home warranty remember you bought it.... or you'll pay more out of pocket unnecessarily 5. don't do too much too fast or only do exactly the repairs you say you'll do.

I figure that with reserving the purchasing power for the next deal, the cash on hand will allow me to obtain the next one sooner rather than waiting until I can refinance out of the one I currently have under contract.

If some major issue comes up like a fire, medical emergency, or some other incident at the property i would let my childhood friend take over the damage control by giving him some limited level power of attorney.Im not sure if there are certain limitations I can put on my friends power of attorney but as mentioned before it’s something iv considered doing.
