For a normal sale, depending on the sales contract, there may be monetary limits for repairs the seller will endure in order to sell the property.

I don't normally wait around for the most perfect prospective tenant to apply and I'm definitely not going to do so in order to circumvent the ADA or FHA. 

Success rates for collections is probably under 30% so your results are pretty normal.

@Lucas Carl I was being realistic when using the word multi. 

Well I would say you are half right, sponsors do put in 5-10% normally,    It they don’t take that much equity.  

Perhaps some cars on blocks or couches on the front porch.

Is that normal for multi or should I shop around? 

Not to mention, who has time to inspect a parking lot full of cars?

If you have something to buy it's worth it, but don't force yourself to buy something you normally wouldn't consider...With that said you can be little flexible seeing as you're hypothetical buying power is greater (by whatver you'd "lose" to taxes).
