With a 2-4 unit you do have the alternative of a residential investment property loan but a commercial lender can and will do a commercial loan for a 2-4 unit Though the terms aren't as sweet, if you don't have sufficient w-2 income or DTI is too high a commercial loan might be a more available option.

Naturally, they are going to offer their next deal to existing investors, so there may not be an opening for anyone new.  

Also the grid is naturally with alley access here, and making a ring road on a stand alone courtyard development is hard, we’ve tried and not been able to make it work on a couple projects.

My final question is whether or not cash is literally cash or could it be an open HELOC loan that is ready to go, or something of that nature?

It is important to note that not all e-signatures can be rejected simply because of their electronic nature.

Find out if you can tear it down, and if you can re-use the foundation, what is the property zoned for and what else could be built there, if it will need any special type of soil samples or other things of that nature that could get expensive, etc etc.

More pressing, is my worry that I don't have a stringent enough vetting process in place and sometimes I let my good nature get in the way of making educated decisions.
