I am an agent and also an investor, whenever I put the finished product on the market I always disclose that I am an agent, if the house is priced right and if you did a good job on the rehab you do not need to worry about them trying to negotiate, you will probably end with a multiple offers anyway

I couldn't believe it either myself at first, but after speaking with multiple people there (including people up the chain) who all told me the same thing, I had no choice but to believe it.I was told very clearly, that no tenant in my county is allowed to pay any amount towards rent.

One other thought for you is place an ad on CL for a 7 BR house and see what kind of response you get.You could test it by posting a few different times with various wording and a couple different prices and gauge your responses.

I served with several people who used their time in the military and their travels to invest in multiple markets, adding some diversity to their portfolio of properties...this is one thing you can consider if you are able to handle not being close to the properties all the time.I am not sure what the market is like there in Charleston, but if it is good that could present a new starting point for you.

However after talking with multiple mold specialists it can run 1k-35k just for clean up and if that is the case I figured another 20k in construction costs.
