LLCs that are thinly capitalized are more likely to be viewed as “shells,” thereby losing their capacity to shield the members from liability.or fails to maintain a separate identity from its owners ( using the business bank account for business purchases, maintaining separate books) Conversion of entities Assets for Personal Benefit:Another factor that poses a risk of piercing the corporate veil is the draining of entities assets (such as payments of large salaries to shareholder-employees) that leaves the entity with inadequate resources to pay its debts.

Suggestions for the best way to allocate a $500K cash inheritance

Advantages = Scalability, economy of scale discounts, lower property management rates, easier to maintain than small multi-family, the more units, the safer and more efficient the project (in our opinion) We usually deal with 100 units + on each project, rarely exceeding 350 units.Disadvantages = deal flow (hard to find properties in the domestic US with solid cap rates) We're shifting focus more heavily to Puerto Rico and the opportunities it currently presents. If you or your friend have any additional questions feel free to reach out.

Landlord charging cleaning fees
25 June 2019 | 1 reply
So even if a resident doesn't move out at the end of their initial lease, this cleaning fee still remains to make certain some areas of the home remain clean year in and year out.Again, this is all speculation on my part though as maybe your landlord is surprisingly springing this expense upon you due to what sounds like possible roommates that haven't maintained the landlord's expectations of cleanliness. It may be best to take a close look at your lease to see how it addresses the charges associated with cleaning the home.
