The house likely won't cash flow as a long-term rental once you move out, and you're spending more money upfront in both monthly costs + downpayments and closing costs. 

They have been long-distance self-managing but it seems like they haven't been able to fully optimize the rental income. 

As long as it is the same or higher, typically you are fine.

@Lilly FangThe way I have done this in the past was I had a lien on the property and let the property be in the name of the partner but we had a jv agreement outlining the terms of the profit split on the deal

When I convert it to a rental, I'll take them down for light fixtures, so long as comparable rentals don't have ceiling fans.
