The 27.5y depreciation is one thing, but many things (hvac, kitchen, carpet,...) do not last 27.5 years.Rgds.

Tenants moved out, very passive aggressive the entire last month after we gave notice, and they cleaned the carpets the day of move out.

He just newly renovated the building and sales have been growing over the last 10+ years that he has owned the franchise in that location. 

I know that personally I've made 40K over the last year from relationships built through BP.

Now that latter group (personal opinion) is a little biased because of the last 7-8 year worth of appreciation.  

If something is done we'll, correctly, and with the right products, it should last nearly forever.

Any legal action you take against him will definitely last longer than your escrow, the courts in Clark County aren't super fast.
