You could also file a quiet title action to clear up the ownership but if there are more than 1 child you could end up in a lawsuit and not get ownership at all.

Terry appears to have skipped to Chicago, (according to his facebook page) with tens of thousands of dollars of our clients rent money.We have tried for a year to get clients rents paid to them and severa clients have legal action underwaySo be warned, don't go near MIH, Memphis renters daily or USA prime properties.And if anybody knows where the money is or where Terry is hiding we would love any info.

Welcome Brad, I am sure there are many mentors or investors in your local reia that would be willing to answer questions for a fee for your first few deals.However, I would submit that although a mentor is important, what is much much more important in this industry is to begin taking "money making actions" now.

I would not pay for any investor training seminar.The ones I've attended have been very short on detailed, actionable information and long on sales pitches to get you to sign up for their next level of training.Being both a licensed agent and an investor has its benefits.
