Now sellers can come up to different NOI number than buyers on analysis to justify what they want to buy for but that is another discussion for another day.If you really want to know what tenant demand is for your market a commercial retail leasing broker can do a (void analysis) report to see market conditions.Your current tenant might be only thriving so long because of the lower rent they are paying.

I could be wrong, but I am guessing that rents are not high enough in Elizabeth to justify spending a lot of money on restoration efforts, so if you did purchase the building, it would likely sit in its current state for many years.

Ashe is for sure better bang for your buck than Watauga but be careful... it is going to quickly become too expensive to justify long-term rentals, I am guessing.

The backups on drives came in handy as I emailed close to 2000 pages to the IRS agent justifying a myriad of expenses, property sales, resales, seller financed deals, title search docs & compete bank ledger entries by property.The audit was initially triggered by the $3,500 cost of several commercial property security systems (required by the Town Fire Dept) & subsequent cost for the also required 1st responder WiFi hookups.

To me, the slight cost savings that a container MIGHT pose over a traditional storage building is not justified given the "feel" that these containers have relative to traditional buildings.
