Even if the QI gives you the green light to tie u up the property with a management contract, I'd personally consider otherwise in light of the impact it may have on the speed of sale or value of sale.

I'm aware of two ways an unmarried couple can take title:Tenants in common and joint tenants with rights of survivorship.  

@Mike Moore, several of us on here offer different ways to do that (joint ventures, funds, partials, etc.).

This was a joint 1031 where my Partener and I took titles as TIC.

@Sean Yuan It sounds like you're looking to do a joint venture partnership, with everyone having some capital invested and an active role in the investment.

Other option they gave me is open a joint account with him but I believe my partner doesn’t want to go this route because he is going to file for bankruptcy soon.

U simply need to get your title insurance policy hard copy should have been mailed to you a few weeks post closing.. open it up and read it.. there will be clear instructions on who and how to file a claim..
